Regardless of what the FAA says, drones are making a huge splash in the real estate business. No matter if you are selling a property yourself or hiring broker to do it for you, drone video footage of real estate is slowly establishing itself as a necessary tool in the process.
Here are four reasons why:
1.Drone footage of a property is part of an effective marketing plan.
The best brokers have a plan when it comes selling properties. As an example, a two person team that sold high end properties in Boston told us they used to:
- Sell themselves (they were very successful), mostly word of mouth
- Have the homeowner get rid of 1/3 or more of the stuff in the unit to remove that “lived in” look.
- Move things around to decorate the unit so that it showed best
- Add flowers
- Play classical music at open houses
- Sometimes have the owner bake cookies
In short, they had a template that worked and worked for them. Can drone footage be far behind?
Everyone appreciates the value of a plan but, in the uber competitive real estate market, having a plan that is different from all of the others is what will help you get the listing, and/or sell the property.
2. It will help you to market the property by showing specific footage.
The same thing goes for the people that are selling the property themselves, they need a way to market the property in a way that shows it to it’s best advantage.
Showing the best features of the house from a bird’s eye view is compelling and provides a sense of scale.
Oh, the house has a pool? This is how much of the backyard it actually takes up.
The roof was recently redone? You bet a realtor is going to want to show that off.
But contextualizing that house within the neighborhood kicks it up a notch.
A drone can show prospective buyers what it’s like to pull out of the driveway, what the other houses on the cul de sac look like, or any remains of the Native American graveyard the house might have been built on.
3. You will have to.
As people learn more about what drones can provide and they start to see drone footage accompanying online listing, the benefits will become more apparent. Especially for people looking to move far enough away that going back and forth is a hastle. For now, drone footage is being used mostly for high end properties but, as with most things, as it gets easier and cheaper to produce, it will become just another thing people expect when looking for a new home.

My sister is trying to sell her house right now. She is trying to come up with ideas on how she can market her home well. I didn’t realize that drone videography can show a unique view of the home that helps potential buyers see the proportions of the yard and other features. That’s a really cool benefit I’ll tell my sister about.

Thanks for your comment, we think so as well. It is such a obvious way to allow people to see both the house and what surrounds it. In these days where more buyers do the front end of the search online, it makes perfect sense. It also is not a ton of money.

In the UK there are a couple of considerations before estate agents get carried away!
1. If drone services are part of your commercial offer (i.e. you’re using a drone picture in part of your sales or marketing) – you need a permission for aerial work from the CAA. The process takes 2 – 6 months and costs from around £2,000.00.
2. Even with a permission for aerial work (PFAW) it is illegal to fly within 50m of vehicles, structures or people that are not under your control.
In essence a drone cannot be used to photograph property unless you can maintain a 50m distance from roads and neighbours.
